Unfortunately, I talked to the city zoning planner and was told that the lot size is to small to be approved for a triplex.I also called about the utilities and found out that both units run off the same water meter and the costs are more than I anticipated.I haven't had the inspection done yet but I'm still within the 10 day inspection period Is this enough for me to be able to cancel the agreement and get my earnest money back?

I also asked on of the city planners if they'd consider granting a variance, and they said, while I can also request one, they probably wouldn't approve it.

. ;)Kidding aside, this is a great example of why if you're buying in hot markets like Denver or Colorado Springs and are trying to get creative, you need a solid agent that understands this stuff ... or at least feels comfortable talking to the planner of the day about legal non-conforming uses and zoning.

Changing zoning of any property affects this plan.So, the planners, hearing examiners and other approving entities need to make sure that the rezone is either in line with this plan or has sufficient reason to go against it, after all they are charged with advancing the zoning in accordance with the comprehensive plan.

Go see a fee only certified financial planner. 3-4% is not a difficult goal for return out of a diversified portfolio with fairly low risk.
