Do you mind explaining exactly what that entails?

Hi all, with the holidays and all they entail I have been remiss in posting the progress on our struggles with the Mack property in South Holland. 

As for my ultimate call of what I would do, assuming you're looking for a healthy return without being hands on or too risky, I would look into a professional syndicator that has a proven track record as well as a sound business model. many syndications will have large multifamily investment portfolios that entail hundreds of units over multiple properties.

Not sure of all that entails or if a reno like that would burn too much cash.

I can get hands on experience from a flipper as far as how to estimate cost of repairs and what all that entails as far as fixing up a property.

The flippers I've met and spoken to have told me a "paint and carpet" flip starts at around $6 a square foot for C properties (Maryvale and such) and goes up from there, depending on what it entails.  

It sounds great until you realize the everything it entails.

When you say foundation issues what does that entail?

Well I own an HVAC business and my workers are well qualified as plumbers, HVAC techs and electricians but aren't "licensed by the city" which entails union apprenticeships and the like.
