Cosmetic Rehab

Hi BiggerPockets, I am new to the real estate investing business, so I apologize in advance if this question is a bit broad. Does anybody have a ballpark figure for what a cosmetic rehab would cost in Phoenix? By cosmetic, I mean a house that is structurally sound (hypothetically), but just needs cleaned and updated. The house needs new carpet and tile, appliances, paint, kitchen and bathroom cabinets and counters, exterior paint job, and light landscaping. Maybe a wall or two knocked out, but that's pretty much it. I was thinking possibly 40-50k, but that's really kind of a shot in the dark. It's a 3bd-2bth 2100sq ft home built in the 80s, and seems like it hasn't been updated since. Any advice or wisdom is much appreciated!!!

Get j Scott's book on estimating costs. it includes ranges for services needed. you can fine tune as you learn.
