I am hoping to find someone in the area currently active on the rehab/fix and flip investing side that I could shadow from time to time or just meet with to answer questions to get a feel for good processes/procedures used and gain insight into how best to build a great 'team'. 

Need to add members to the team and build success and a solid financial future for every member of the team.

After you've done a couple, make friends with an accountant and an attorney and have them advise you as part of your growing team.

I started going to real estate investing seminars, conferences, and built a team... and the more deals I did the more empowered I became, back in those days was awesome...

If you're looking to work the agent side of real estate then getting set up with a great team at RE/MAX or Keller Williams will probably work better. 

With your experience, you will be a great asset if you look to team up with someone. 

That starts by having the right people on your team handling your marketing which needs to bring your that online presence you need to grow massively.  

I'd advise any out of state investor to avoid the 64128 zip code without thorough knowledge of the area and a local team that has already proven themselves to you.
