Duplex property in Kansas City

I was wanting some feedback about a duplex in Kansas City that I am wanting to potentially house hack. Does it seem like a good deal? Obviously can't see much because there is only one picture.

It looks like a good investment or house hack.  It exceeds the 2% rule.

How is the neighborhood?  Do you want to live there?

One side will cover your PITI easily unless the taxes in KC are strangely high.

Do your research, as this place certainly looks like a good buy.
