i took an early retirement after 25+ years in sales and marketing for a Fortune 500 company. I recently received my Florida real estate sales associates license, which I hope will be useful as an investor.

I am located in South Florida (Ft. Lauderdale area) and I have been a commercial real estate investor since 2005 with properties located outside of Florida. However, I am interested in diversifying my real estate investments  into residential buy and flip. My goal initially is to turn about 5-6 properties annually. Since residential investing is new to my real estate experiences, I want to learn more about the following:

  • Financing options for investors beyond traditional bank lending.
  • Sources to find great residential investment properties 
  • Recommendations on building the right team of partners to engage in the flip process
I am very excited about growing my investor network in South Florida.

    Congratulations on your early retirement.  It sounds like you have an excellent foundation to achieve your goals of residential investment.

    Given your interests, I would strongly recommend these two books:

    @Brandon Turner's book: http://get.biggerpockets.com/nomoneydown/

    He digs into creative financing options and myriad ways to find great deals.

    @J Scott's books: http://get.biggerpockets.com/flippingbook/

    He expounds on everything you need to know about flipping houses, including how to build a great team.

    Here are a few more tips to help you get the most out of BP:

    Start here. You'll get a wealth of REI knowledge and learn how to take full advantage of Bigger Pockets (including how to connect with other South Florida investors).

    Listen to the podcasts , get active on the forums & set up key word alerts to be notified when people are discussing topics you're interested in. 

    I'm an active investor and agent up in Orlando, but have a partner in West Palm with whom I am actively looking at South Florida properties, so feel free to reach out anytime.
