Up to this point, I have been doing it manually by searching solds, and then activating for sale listings to see what overlaps.

That's fine, so long as the scopes of work are not overlapping and a schedule is created that doesn't cause either contractor to be bottle-necked by the other.  

Not saying you cant do both, but soon your time will overlap big time and you will have to prioritize.I'd honestly become an expert in a few farm areas, door knock and market them, and become the go to listing agent in those areas.  

This can be overlapped with the 2 of 5 years, but both requirements need to be met.

If your local team wants to make $150k/year, and the out of town team wants 12%, find out if there is overlap to allow that to happen.  

Maybe there are overlapping business interests.

I always find it interesting to hear what others are doing and what works best for everyone.I had intended on holding a showing on a Saturday and scheduling times at 15 min intervals, knowing there would be some overlap.

There are too many possibilities when your duties may / will overlap with who ever is managing the other part (e.g. plumbing, electrical, heat, water, sewer, garbage, landscaping, tenant complaints, security) regardless of who is technically in charge of these items; let the finger pointing begin.I don't have any specifics but generally speaking these kind of properties have extensive reporting requirements regarding the tenants  (e.g. certifying that tenant meets income requirements), units (e.g. inspections), financials (e.g. audits) and regulatory compliance (e.g. anti-discrimination rules).
