Check out Real Geeks website/crm option. They probably have the best bang for your buck. 

The most important thing is to have as many real estate conversations as you can have. That's the real point of paid lead services.

Are you thinking about an Ideal Home or a Home Creations?  They do have some limits on how many rentals they will allow in each neighborhood...

You're going to have a hard time finding good experienced agents without figuring out your financing first. Do you know how often good agents get approached with someone wanting to start investing in real estate? The good agents will only work with serious buyers, and not having financing figured out shows that you aren't serious. 

The sellers will need proof of ability to purchase when you make offers.

Are you using the OREC uniform contract of sale? 99 times out of 100 the earnest money is held by a third party. It sounds like he's taking away all of your contingencies.

You can get sales comps from the OK county assessor, but the best data comes from the MLS. You'll see why some houses sell for $50 a foot and some for $150 a foot. Is there a particular reason you don't want to use a Realtor?
