I just shot you a reply. Yes, have a strong insurance policy for catastrophic events in my opinion. Hail is much more likely than a tornado, so I'd also recommend full replacement coverage on the roof. If you need a good insurance referral let me know!

With the retirement community you might have less turnover, but the HOA is expensive. There are also better deals here.....

Talk to @Rhett Tullis about property management.  You do have to be licensed or a broker to manage properties in the state of OK.

Price isn't always the most important thing. A lot of different items, or terms, impact the attractiveness of the offer such as closing date, earnest money, seller concessions, your reputation, and where your money is coming from. If there are red flags on your proof of funds and the other agents or sellers don't know who you are, then even though your bid may be slightly higher or very similar they may take the perceived "lower risk" option.

That's not always the case. They look at price, terms, and financing. My first question would be where are you getting your financing?

When you say neighborhood characteristics, are you talking about actual neighborhoods or more about which area/suburb/city that would appeal to your type of investing?
