I'm both as well. In my opinion, more Realtors should be investors. They should put their money in what they are selling, and it will help them serve their clients better.

Short answer is no. Either be an agent or go through an agent. If you have a great relationship with an agent they may set you up as their "assistant", but the agent has liability for anything you do on the MLS as you do it under his or her name.

We recommend to all of our buyers to get a general inspection and a termite inspection.  In OK, it's when you get termites - not if.  It usually takes a long time to do any material damage, so we encourage our clients to have their homes inspected once per year and kept under the termite warranty.

Lead gen, then some lead gen, followed by some lead gen.  Then I would lead gen, find someone to learn from and hold you accountable.

You're exactly right - the buyer may make an offer with the sellers broker, and the broker will have dual representation. Alternatively the buyer may have their own broker. Either way, they are working with a broker. It's either their own, or the seller's broker.  The point is that if they choose to not retain their own broker, the seller's broker has to represent both per the OK broker relationship act.
