@Chris Frydenlund ...I'm in the same position in Dallas. The duplexes that I've looked at are all overpriced and don't come close to the 2% rule. I may have to get a bit more creative on finding the properties. The properties I've seen on MLS have been on the market for months, which concerns me as far as selling the duplex down the road.

@Shawn Mcenteer ...I am an agent too...but I still have to talk to someone who knows about the property. So, how do I find out about the property if agent won't call me back?...call the office number?...any pointers?

It amazes me the lack of professionalism of some listing agents. Maybe they don't care because they field a lot of questions about investment properties, but it's bad. No return phone calls...and "if" they call you at all, they don't know anything about the property.

It's really annoying....has anybody experienced this, or is it just me...?

@Adam Roberts ...thank you for the ideas. I like the upper end duplex idea too. The other problem I have come across is finding one that has an empty unit to move into.

@Joseph Weisenbloom ...thank you for the response. I work out of the house, so my commute is very short :-). That being said, location is more a function of want rather than need, but I do want to stay within a reasonable driving distance to my kids. Financially I can afford a home for myself, or investment. I'm ready to pull the trigger when I find the deal that makes sense.

Non have so far....the numbers never come close to the 2% rule (1.25% is the closest I have come)...OVER PRICED is the theme for duplex's in DFW...the location is usually sketchy at best. Frustrating, however I know patience is necessary.

@Adam Roberts ...this is EXACTLY what I have been experiencing. I have yet to find a duplex in any part of town that I would actually feel comfortable living in. I value the place I go home to every night, and if it's not a comfortable/safe place, then I may be miserable....may not be worth it at that point.

I have seen some upscale duplexes....however the numbers don't seem to work....so, maybe I will just try to focus on increasing my income (to fund my real estate endeavors)....rather than saving money on living expense. I just worry about my DTI if I buy a home for myself to live in.
