...sounds like a good idea, but I'm confused about the giving up $1,000 for $10,000...could you clarify?

Hire a realtor...it's FREE to you...and the bank sure as hell isn't going to give you the difference...they have it built into the budget, so get your monies worth...!!!

@Andres Piedra ...I'm an agent myself. I was referring to the listing agent, you still have to talk to the other agent and that is where the problem lies.

Thanks for the responses...I have to do something. I have way to many ideas going around in my head, bounce from one thing to the next...get frustrated and nothing gets done. I need a plan of attack...going to order this book now...thanks!

...you can also make a complaint to the real estate commission...tends to get their attention and according to my broker, the agent can face penalties.@Elio L.
