@Andy Collins ...it was a retail deal that was priced under market value. I missed out on the deal because it lasted only a few hours on the market. Would have cash flowed immediately at the $180k LP. I was going to live in it for a year, then rent it out.

@Shawn Thom ...that's funny. For some reason The Colony has a weird feel to it. I can't put my finger on why?...maybe the way it's organized. They tend to put the driveways in the back of the house, which make the neighborhoods look very nice.

Thank you for the responses. That is true about the airport and lot's of money in the area. Will always be a good rental area because of the close proximity to both Dallas and Fort Worth.

To all the Dallas - Fort Worth investors. I'm looking at 2 properties. One is in Grapevine, and the other is in The Colony...which area will be best for rentals in the next 10-15 years? Currently rents are high in both areas....what are your opinions? Where would you invest in a SFR...?

...SFR are easier to liquidate.
