By checking the average cost of new homes in the area, would that maybe give me an estimated ARV? Otherwise how else can I get a close figure for the ARV of a home?

That makes sense too now. My question is how do I find out the average value of the properties in the area?

Thanks for the reply. That makes sense the way you just described it. 

Would it also work if I take slightly lower value neighborhood, but find a house that is really messed up, and end up making the house the best looking house on the street.. Would that also work, or rather finding higher class neighborhoods, with a ****** house that, when repaired, would gain value to become par with the rest of the neighborhood? Thanks

Thanks for your reply. I have found a few fundng options in the last 24 hours.

The challenges I am facing are as follows:

Firstly, I am 18 years old, I am super determined in owning my first property in the next 3 months, but I am still writing my final exams. I spoke to my dad about locating money lenders and he told me I'm wasting my time because no one will give me any money if I don't have an income.

Secondly, the people close to me are telling me that most of the money lenders are probably scammers, trying to take my identity, so I cannot trust anyone, 

And thirdly, my dad is telling me that because I am 18, I am at no legal age to sign any formal contract for any loans.. He says I have to be 21 years old. 

I really hate being limited like this. I just want to get things rolling already..

What are your thoughts on what I've been told?

Thanks for your reply. I'm not sure if I 100% understand your first paragraph.. You mentioned I must look for an area with local stores right? Why specifically should I look out for the stores? And what relating to house flips would i find at a local building department? Thanks

Same here, I'm reading this post in September of 2016, and I'm 18 years old and in the exact position he was in haha. I'm pretty curious to see how he is doing now..

I'm living in South Africa, looking for money lenders, besides my banks (10.5%), but can't find any. Is there a way I can get money lent from an international hard money lender? Thanks

I'm reading the forums, and most of the examples seem to be in America.. I live in Cape Twon, South Africa, and things are a little different here.. The mortgage bonds are 10.5%. I am struggling with finding any flippable houses in my area. Literally all the houses on the websites are quite pricy, and all look pretty much perfect in the pictures. What can I do to go about finding a house that I can flip?

Wow thanks for that advice guys! That's exactly the first step I wanted to hear! I would rate my social skills pretty great. I am confident and haved decent experience in meeting new people (often older than me). I don't know much about the real estate groups in my area, but I will look around for them and join ASAP! Thanks
