@Josh Mitchell 1-2 years, or 1-2 months?? If it's years then how on earth must I get that right? I ain't waiting 2 years to buy my first property.

I am so desperate to just get my first property.. The thing stopping me is the fact that I'm 18 years old, and I have no current income.. What can I do to get an income? How much would I need to make per month to be funded by say now a HML? Also, how many months do I need to have proof of income?

Another challenge I face is because of my age, I have no collateral.what can I do to get myself collateral against something like a $100K loan?

Ok thanks @Josh Mitchell. What kind of job can I do though? Does it matter what the job is? Just as long as I have proof? I have no qualifications, so the only job I can really get is like a waitering job. Does making money online also count?

I was wondering.. Is it possible to do a 'house hack' with no income starting out? I am still in school, and have no current income, would it be possible to get the necessary loan to fund a house hacking project for me to live in? If so, what loan type would be most suitable? Thanks

Have you used HMLs before? What is the general interest rate charged on an HML? I have been offered 7% for an$100k loan from an international lender, and am not sure if I should taken the risk..

@Marcel Pean My bad,  yes it is the other way around. And I am also interest to know those percentages. With regards to what @Russell Brazil said, what are the average ARV of those homes? You telling us the profits, but what would the % profits be?

Hi, I wanted to know how you guys generally calculate the estimated repairs of a house that you are looking at, or if you browsing on classifieds and stumble across a house that has potential, how do you calculate the repairs? 

Is there like a rough calculation people use, like a certain percentage on the cost of the property? Or maybe a percentage of the average property prices in that area?
