Hi, I'm Souh African, living in Cape Town, I am really eager to start my first flip investment, but I'm struggling locating a trustworthy HML..

Are there any South Africans who have any experience in using Hard Money Lenders? If so could you please refer me to them.

If not local lenders, then have any people outside the US ever used any international Hard Money Lenders? Please only refer me if you have experience in using them in the past as I have major trust issues at the moment with finding a trustworthy lender. Thanks

Corey, that's then just really unfortunate for me then.. I really would like to get straight to business, but funding my projects are a big part of it. I just really wish I could find someone in my country, that I can personally go and meet, who would be able to lend money.. Otherwise, maybe I should plan a trip to the US for 6 months, and maybe do a flip or something.. It's a tough thing to think about.

ok thanks @Brent Coombs. Since I'm 18, I have no income, nor do I have any capital to purchase a house with. I have seemed to have found a pretty decent flip house, as well as 2 pretty well priced apartments that, with a bond, would give me about R3000 ($250) per month income. Getting a bond would be quite tough since I have no income, and since I have no credit history. The house flip I want to fund with a private investor, but for the apartments, is there any other way I can fund them? I think these are both pretty decent deals.. What do you think?

TRUE @Corey Dutton. And @Jay Hinrichs, are there international lenders listed in the Scottsman guide? I live in South Africa, so most lenders are not applicable outside of the US unfortunately

Awesome! Thanks a bunch Jay! This is exactly what I wanted, an experienced investor (not sure but 11.6k posts should tell something haha) who knows what to lookout for. 

See, the thing is, I live in South Africa, and it's not like America where the are HML around every corner.. Here they are like literally non-existent. I have no real choice but to contact an international investor, which I have and seems legitimate. But this other lending company just seems like a bunch of idiots.

My gut says there is a high chance it's a scam.. My question is can I be scammed by a money lender? They are sending me money.. I don't have to pay any deposit.. Would it be unsafe to send my details to a lender like this? Can they do something bad in my name just by sending them my details?

HI, I want to know what to lookout for in money lending scammers.. 

I have recently contacted an agency, their English is not the greatest, but they are an international company. Their loaning amounts are from $5000 to $100000. Interest is 5%. I presume they are hard money lenders, since when I asked they verified that I would only have to pay the interest monthly, and then the bulk in the end. They don't require any deposit or down payment at all, but they want all my details.. 

Something about this deal just seems fishy to me. What do you guys think? Is 5% for an international lender normal? 

People I've spoken to have suggested it sounds like a scam, because the company just wants my details, then apparently they are going to create a fake identity in my name, and put me in debt.. Is that possible with just my standard details?
