Hi, 

So I know that there is a lot of talk about a duplex, triplex or 4plex being the best investment for a first time investor.. The thing is, is live in South Africa, and where I live you don't see much triplexes or 4plexes at all. So that investing strategy is pretty much thrown out the window in my country. 

What I want to discuss is international investing.. What are the things stopping me from getting on a plane to let's say America, getting a loan, and buying a triplex there? What are the technical rules about international real estate, and all the details. 

I am 18 years old, just about to finish my schooling career in the 2 months, and would not mind traveling oversees for 'business purposes' next year :D Pretty keen actually..

Any info on this topic would be great, thanks.

You say 'be creative', do you have any examples of being creative? I am in desperate need of ideas because I'm struggling to think that creative on my own at the moment. Thanks

@David Dachtera Good point with people with retirement funds. The only thing is, can property be less risky than a retirement fund? How can I prove that?

@John Kesner So basically, the first deal is the most work.. After the first one, things should start falling into place.. The challenge I face now, is actually finding someone who would be able to privately loan me money, who actually has spare capital reserves..

@John Kesner That makes more sense. So am I using the sample property as almost a sales pitch to get the private investor aboard? Also, is the point of the family member for co-signing only? They don't have to have capital reserves to physically loan to me? It's just to get past the 2 year proof of income?

@JD Martin Good point. So my main goal right now is to find a private investor? Also, how do I go about locating them? I know a lot of people say 'go to a local investors club', but I can't seem to find many around me where I stay. Any tips on that?

@JD Martin you have a good point, it's just not a very practical situation in my case.. 

Would there be any other ways to get around this, or 'hack' it?

@Rogelio Rosales but even for a private lender don't I need some sort of proof of income? Or is that only for formal loans? With a private lender can it be a family member or friend, with our own conditions? 

That strategy sounds so awesome. So just to verify, it is then 1-2 YEARS of income?? 

In terms of FHA 203k loan.. I live in South Africa, I'm not 100% sure, but I think those are not in my country. What exactly is FHA 203k?
