Hello, I have a 15 unit apartment building and I would like to sell it but I do not want to list it with an agent to avoid paying a high commission percentage. Where should I market the property and how?

Congrats!! We have done two 203k loans so far and the best thing you can do is be very very picky about your contractor. Use someone who has done multiple 203k loans in the past. Also use a lender who has done many 203k loans. Ask the lenders for contractor recommendations- then ask the contractors for recommendations on which lending company to use. It’s a very difficult loan for the bank because there are so many moving parts. I believe it is definitely worth doing if you are willing to put up with all of the extra hoops to jump through. We are closing on our first apartment building! (Only 15 units) but it is in a low income area where not all of the tenants have bank accounts. What is the best way to collect rent without driving to the property every month and going door to door? We are self managing for the first year so no property manager. Should we have them mail in their rent checks?

Do not underestimate the power of Facebook marketplace. Really really good tool that I think is not talked much about. You just have to be careful because Craigslist and Zillow hide your identity where fb marketplace will not.

How do I find lines of credit and not just the companies that “find” it for you (apply for credit cards and charge 10%)?
