How do I find lines of credit and not just the companies that “find” it for you (apply for credit cards and charge 10%)?

The better prepared you are, the easier it will go. I'm not an expert because I've only worked with my local lenders. I have all my accounts and loans through them, they know me, they know my business, so it's pretty easy. 

I've heard of some people putting together a binder that shows previous deals, returns, tax returns, profit and loss statements, bank balances, etc. Again, the more professional and organized you look, the better.
