Sitting on the sidelines all those years ago. Massive opportunity cost out of fear of the potential downside, all the while my cash was losing value and the properties were already out there, making money, ready to be snapped up. Now I use that experience by sharing it with others as something of a cautionary tale. Time is your friend in investment real estate, but only if you use it.
