May I ask, why did you choose Cincinnati to invest in as an out-of-towner?

Roofstock does not allow an inspection during escrow. You are allowed to bring your own lender and property manager if you wish.

Roofstock was my first invesment and now I have put together a team on the ground in the same location and have purchase 3 more properties. I see Roofstock as a starting ground for beginners.

Sorry for jumping on this thread so late. This is something I am looking into, and finding it hard to find a property that fits sound investment criteria on Roofstock. 

How did you filter the properties to get what you were looking for? Did you use their lenders and PM? Were you able to put in an offer that gave you some space to work with on fixups? 

Would love to hear your thoughts!

Thanks for the response. The advantage here is that the property is rent ready and actually has a tenant in there under lease for another few months, so no major upgrades really need to be done to the property. 

What would be the issue in getting a loan?

Amazing! How has your experience been? What other areas have you seen to be worthwhile investing in, from a flip and rental standpoint? If you have any rental leads or would like to try and work on something together I'd be happy to take a shot at the right opportunity.

This is an estimate. The list price is a few thousand dollars more but based on the initial numbers I don't think anything more than 68k is reasonable. Any thoughts?

Yea, I'm living currently in the great NYC, so not much opportunity here for newbies like me. 

I'm from Cincinnati originally and am working on the flip with a partner that is living there. It's in the Deer Park area, close to the Kenwood Mall.

I am new to real estate investments, with my first house under contract for a flip project in Cincinnati, OH. I am currently looking to start my buy-and-hold investment portfolio. Looking at roofstock to begin that process. If anyone has any comments about that platform or any other ideas to begin a renal portfolio, I'm all ears!

The part that has been the most difficult to begin with, is trusting the numbers. You get so excited to get in the game that sometimes you're about to forget the numbers just to get it. I have to learn to make my analysis and then stick to the numbers, it's ok to get an offer declined. Don't rush. 

@Bryan Mitchell What would you say about the Forrest Hills area. Is that an area that is worth investing in from out-of-state. Asking in terms of the neighborhood, schooling systems, etc. I am looking at a house in that area as a buy and hold with a tenant already in place. 

Hey, @Allen Thomas, I am new to investing in general, and am currently looking at a property in Columbus, GA as a buy and hold investment. Do you still have properties there? Would you be able enlighten me on the current markets in that area? Thank you!

Hearing from people who are actually doing what you want to do and how they started will give you more confidence and possibly overcome some of the fear.  They help me immensely when I hear how many of these successful investors started off and some of them made financial mistakes.  It allows me to learn from their mistakes and from their successes as well.
