This is an estimate. The list price is a few thousand dollars more but based on the initial numbers I don't think anything more than 68k is reasonable. Any thoughts?

@Heshel Mangel, paying at least 85% of its value doesn't give much margin for error, imho. Especially when, after all is said and done, you're only expecting 5.51%/y return on your outlay.

eg. Will repairs only cost $6k? Will you get approved a full 30 year investment loan? Good luck...
