I am about to hold it , it is supposed to be a turnkey property (recently rehabbed )  

Numbers are in a conservative estimate 600$ cash flow and 9% CoCROI

OK here are three major issues that he emphasized over the phone: 

1) there is a wall on one side of which there is "not operating receptacle" and on the other side Oven Not Heating Up


(he is suggesting to look into whether there is an issue with the wiring in the wall)

2) AC duct is defective (torn up) and he had seen some mice dirt in it

3) Heating element was inoperable at the time of inspection. Recommend qualified HVAC professionals evaluate
& ensure functionality

How much Would an estimate cost

The inspection report came back showing some defects, do you know any plumber, electrician and AC technician in San Antonio who you can recommend

I will need a plumber, AC technician, and Electrician to look into the issues. How can I estimate the repair cost so I can bargain with the seller about it
