TT offers a feature so the tenant will pay rent thru TT, have anyone used TT for rent collection from their tenants? How does it work?   

would you recommend TT rent payment or ACH?

My tenants are two adults (unmarried couple) and a minor, 

Should the minor be on the lease agreement too?

How much should/can I inquire about the minor?

a potential tenant is asking to be able to sign a lease WITH her fiance so that they meet the income requirement criteria (x3 the rent), 

What is a good way to do this?  She does not want to do a co-signer and is suggesting her fiance wants to be on the lease.

How else can it happen if not co-signing?

I am looking for an accountant to discuss the strategies to benefit from the Tax advantages of real estate.

Can you recommend some one you have worked with please

How do you treat a potential tenant who none of his recent two years landlords are giving any info about him (I have called two latest landlords , they say either can't release due to confidentiality or we don't have the records )

He has good credit score and no red flag in background check

My potential renter has given his past landlord contact info but they are not releasing anything and are asking for tenant’s signature on a consent form to release it

Is Pet/emotional support animal one of protected classes during tenant screening ?

I have a potential tenant who has a “licensed emotional support pet” i am not keen to have pet on premises but if all application package looks good we can accept pet (pet addendum , deposit and fee) . Is this allowed against ESA ? 

It is my first property, is a duplex where I am house hacking in one unit and renting the other. What surveillance system have you worked with and do you recommend. to be budget-friendly and effective (Ideally, I like to lower insurance payments by adding a surveillance system to the property)

I have a potential applicant who says has a housing voucher which will run out by end of April. I talked to her over the phone, and she seems to be Okay with all "minimum requirements". I have not worked with this tenant population, what would you advise to ask or look for in applicants on assisted programs?
