is mailing reliable ? What if it gets lost (which has happened to my packages before with usps )

I have a distant rental property , I have tried using turbotenant rent collection tool but it is very unreliable (it takes long time and falls through ) , the tenant has been paying by cashier check and I need to stop by (5 hours drive from my town of residence) for the past two months , however this is not a viable method in long run for me. 

What is a good way to collect rent reliably from a distant rental property if I don’t want to visit it every month

Late fees are very locale dependent. How much you can charge, and when you can charge it will all be spelled out in local laws you better darn well know by heart. The penalty to you for breaking them will be much larger than the late fees. 

Yes, I think it was the default (10 days lag)

 What "instant or the same day payment" would you recommend?

My tenant has been trying to figure out online payment, her Jun 1 due rent payment was pending for 3 days on the Turbotenant payment portal before it was returned "due to insufficient funds", she had made a second attempt to pay online right away. now the rent is 3 days past due and it will take close to two weeks before her second online payment clears up),

I was wondering should I impose a late fee right away? and what is a good way to do so in this case? the late fee is 10% of the unpaid rent, Can I add 10% for every day the due amount is not paid or is it a one-time fee? 

This is the first time she is late (and for understandable reason, after she found out about the returned payment she told me she prefers to pay with a cashier's check next time, although she had already attempted the second online payment)

Can I still have access to the cameras or should I completely give its control to the tenants

I have a rental property with security doorbell and floodlight cameras which were there before tenants moved in. After tenants moved they are objecting to the security cameras (doorbell and floodlight) even though I have given them shared access to the camera content and it was mentioned in the contract that the premises comes with cameras. 
is it legally allowed to use surveillance cameras 
What is the best course of action in your experience

I already have a home owner (duplex) insurance policy which I pay 118$ monthly . I was wondering should I add an umbrella policy to that which costs 176$ for a year. What are benefits of adding an umbrella policy?

I have closed on a property (300k) in early feb 2022 using conventional third party financing (20% down and 80% financed) . 
I am planning to purchase a second property, how soon can I apply to a second home loan ?
