I have signed closing papers with the title company (using a mobile notary service) and made the down payment. What is the next step? I am planning to travel to San Antonio this weekend and will change the locks. 

What else should I do? how soon can I transfer utilities?

I haven’t received the addendum (3-day waiver) yet, will update ASAP. He is ordering a new appraisal today and expecting the report to be ready on Sunday or Monday morning. Closing is pushed to Monday .

Basically lender is asking for the waiver to not to provide a copy of the appraisal evaluation before closing . I have no idea whether this is a good idea , but shall I insist on have a copy anyways ?

It has been 20 days now and the appraiser says his schedule is full and that is a hot market in San Antonio

This is the lender and what they mean by it is to sign a ,3 day waiver , so they can send out another appraiser this week (the report of which is not going to be out 3 days prior to the closing [standard of the practice , according to the lender]) and we still can close on Friday (today is Tuesday ). But he says we need to have appraisal before closing

My lender after a lenghty delay from appraiser on his report, now says that the appraiser is not going to give the report and is giving me appraisal waiver form to sign and close the deal before they send out a second appraisal. what are pitfall?

The closing day has already once been postponed for the delay in the appraiser's report (the appraiser has been on the property 20 days ago). Now we are 3 days away from the updated closing date, and the lender has not received the report yet! what can be possible consequences if the appraiser's report is not on time?

I am about to close on my first property in San Antonio TX soon, what documents do I need to ask the seller to review during the option period?   like shall I ask for Tax receipts, expenses, profit, and loss statements

I have heard somehow the seller factors the commission in the sales price so that the buyer ends up paying it, 

How would that happen and how can I avoid it
