I have an accepted offer on a property that I am going to close soon. As we are approaching the closing , I am thinking how much would the commission fee be and who is paying real estate commission ? (The seller is the seller’s agent himself)

For the general investor buying the general house, worth it.  

I understand and thank you for the suggestions. I am curious to know What are the risks ?  

The Title company has sent me a bill for title insurance,  I was wondering what are ways to save on this?

 I have not met the salesperson yet, I have an agent who works with the salesperson agent (he is an agent himself). would it still be Okay to close before meeting in person?

My first real estate purchase (out of town) closing day is coming in less than a month, however, it is on a weekday, and can not be present in person at the title company office. what can be done in this case?

I am in process of closing on an investment deal, I am short by 50K on mortgage down payment. as the closing date is close, I have reached a hard money lender (my relative) who agreed to lend me money. Can I use hard money towards mortgage down payment for an investment?

I have one PAL and just signed a bunch of documents including a loan estimate to lock interest rate from a lender. Obviously, they are going to do their appraisal and etc. My question is can I sign multiple agreements (to lock interest rate) with different lenders, just to be on the safe side if one does not go thru the others may do?
