I have an applicant who is inquiring if I can do a credit report check using their SS# instead of them applying for one 


are you aware of any way to do so

But if the inspection fails to approve should I spend money to fix it before I can renew the lease ? What if I don’t fix then they will not pay the deposit to me ? Or just simply move out ? (I assume deposit is held by the housing program ?)

I have an interested applicant who receives SS and is on Section 8 housing assistance via San Antonio Housing Assistance (SAHA). The applicant makes 1900$ monthly and will be responsible for 689$ from the entire rent. 

This still meets the criteria as she is making x3 times the part of the rent that she is in charge of. 

I have not had Voucher tenants before, I am thinking about asking double deposit as they are not making employment and salary criteria. I have heard these tenants are difficult particularly with the house maintenance and timely payments that I why I like to have more of a security deposit, just in case no payment or damage to the house happens. how more fair can it become?   If you have worked with tenants on Vouchers, what should I be cognizant about?

I have two tenants living in one of my units (fiancés) 

One has signed but the other has not yet 

I keep reminding her , and she has not signed yet saying she is busy and will do so 

My question is , can I assume the fiancé’s signatures and the other’s verbal consent as a sign for renewal (I have added some new charges $) and start the new lease terms on April 1 ?

Hi 

A potential tenant of mine who looks really good on paper (credit score, income and else) is asking if we can take rhino policy for security deposit ? 
I never had worked with a tenant having rhino ! 
what are pros and cons ?

Hi 

I understand I can calculate depreciation (standard vs itemized) and deduct from my rental property.

Can I deduct depriciation of my primary residence too ?

How about if I have a duplex and only one unit was rented out and the other was only on market with no tenants occupying it

The house I am about to purchase has been running some repairs that now the seller believe can not finish till the option period extension. His estimate is to be done with the repairs till closing date , basically we should extend option period till closing day ! 
how risky can it be to have closing on the same day as post repair inspection? 
should I ask for closing date extension as well

I am about to cash purchase a property , the seller has added a paragraph saying he/she is intending to do 1031 exchange and that I know it and I will cooperate with it.

Since this is first time I am facing this , I am not sure if I should sign it . It says “buyer agrees to cooperate with such and exchange “ what is the cooperation
