You gotta start somewhere! As long as you are being honest with the homeowner and saying your goal is to re-sell it to a cash investor go for it. Get it under contract and market it like crazy!!

I live in orlando and am out near the beaches all the time. We deal with cash investors every day that are buying up properties like crazy..... And the BP spill hasn't changed our market at all

The only one I have seen for free looked like it needed to be demolished so I have never tried. However I'm sure you can make it happen, take pictures and start advertising it to see if anyone is interested. If its in descent condition I would take it for free in a heart beat. It will only cost you the fees for transferring the title.

Then I would go put out a bunch of bandit sings and sell that thing!! You can even offer owner financing since you got it for free and collect the check every month.

Don't forget that if you don't sell it you will be responsible for the lot rent!

I have a property under contract but have found out there are multiple code violations on the property. Estimates to fix the violations are in the 5k range. I also have an end buyer who has made a nice offer on the property but according to the title company we can't close on the deal until the violations are all cleared up.

Is there any way around this? Maybe a creative way to structure the deal?

Eric, yes we only got to put up 8 signs before we got into an unfortunate accident, the rest of them are still sitting in my living room. Our signs are the regular 18x24 in. bandit signs.

I pay $.70 each for my signs and they come in all different colors. The stands are $20 for a box of 50. I hand write them with a magnum sharpie and I purchase those on ebay.

Will the owner have any problem proving they can no longer afford the payments?

How many months behind on payments is she and with what bank?

How much does she actually owe on the property? Is she expecting to make a profit?

What are the comps?

How soon can they move out?

Maybe you can get it under contract and wholesale it... or maybe you can bird dog it out as a short sale
