Finding Motivated Sellers. Strategies.

Just curious, what are ways that all of you have been finding sellers (actually have closed on the deal or has been a good deal) recently. Please try to limit the short answers - "bandit signs". Try and elaborate more on what you did, what was the process, how many signs, where did you strategically place them...etc. You get the idea.
Thought it would be interesting to hear what is said...compare and contrast... Anyway, we'll see where this goes.. :D

@Don...#3 is crazy!

Letters, website, referrals, Greensheet....have all worked for us in the last 3 months.

Our letters yield a roughly 14% response rate. The other sources are hit or miss, but pull steadily and cover their limited cost many times over.
