These videos are tremendously helpful! Even the beginning was a great help to me as a new investor, these are all questions that I would have been asking anyways. I feel much more confident about being able to bring agents to my team now.

I agree, have one of these pro's help you. Keep your eyes and ears open to learn as much as possible along the way. After you have a few under your belt, take off the training wheels.

Finally the first deal is under way! My business partner Chris Minchin and I have been looking to invest in a mobile home for months now and we finally found one. We found the home by searching CL and luckily found 3 for sale by a park owner near by. The park owner was not too concerned about making money from the sale of the mobile home, he was just looking to collect the lot rent every month. Lot rent is $345.

We ended up getting a 2/1 for $1,000 cash that needs a pretty good amount of work. There is a hole in the floor about as big as a basketball, no appliances, and needs drywall / carpet. We have a total amount of $1,200 invested after transferring the title to my name at the DMV.

We have been posing ads on CL for weeks now offering a mobile home for sale with owner financing (even tho we did not yet own a MH), and have a few leads. We have also put up about 5 bandit sings in the area.

So far i've gotten one email offering $2500 cash, so i sent the buyer the park application form yesterday but haven't heard back yet. For now just hoping everything goes well, and luckily lot rent is not due until March 1st so we have a nice window of time to get it sold.

Is it in a family park or 55+. 2k for that home looks great to me! It's in nice condition, i WISH i could find something here in Orlando for that price. I saw one sell just the other day for 1,500 that was in terrible condition. I think you will have no problem selling it, just keep marketing it and push the $189 per month

you could even try bumping up the price and charging 0% interest. This way the buyer can brag to their friends about how they got such a great deal on a mobile home with 0% interest. It makes for a great ad also.

Can you tell me about the condition of the mobile home? Were there any leaks in the roof or floor damage?

Sounds good so far, you shouldn't have too hard of a time finding a buyer. Just be sure to include the words "WILL FINANCE" and "NO BANKS" in your ad. We have ran 6 or 7 ads like that (on CL) here in Orlando and have already found 3 potential buyers.

If the property is already listed can you still sub it?
