I also liked it better when I could see all of the major topics at once and scroll through them.... instead of having to click click click click. However I do like having the favorites!!

Has anyone here successfully flipped a MH in a 55+ community that isn't 55 themselves?? We are working on a few now and its obviously interesting trying to buy and sell a home in a park where we can't get approved! There's got to be someone who has pulled this off!

in that past you had to wait for a good voice invite, that is no longer the case, you can sign up right away with any gmail account

I would say don't use eVoice when google voice is free... you can even pick your number. For example I got 504-SAVE and 549-SELL to use for my signs. Don't cut your signs in half either, you want to represent your business well! If you have 2k to spend, you should close a deal before you need to worry about cutting signs in half to save money

This is why you tell the sellers upfront what your intentions are.

Me: "I'm going to try and resell this property to one of my cash investors for a profit"

Seller: "Sounds great I cant wait to sell"

thats all there is to it... NO LYING INVOLVED

sometimes the homeowner doesn't want you to lock up their property in a contract so you can just add a special clause along these lines-

"if XYZ company does not find the end buyer this contract is void"

Whatever it takes to give the seller peace of mind that you wont try to dominate them if they find their own buyer

"savvy investors" aren't the only people who buy properties. What about the guy just looking to buy a nice place for his son or daughter? Not all cash buyers are seasoned investors that have been in the game for years....I seem to find plenty that haven't bought a house in years and are just as capable of closing on a particular house. Obviously you want to build up strong relations with solid buyers for repeat business but they are not the only ones who can close

Call any realtor and have them send you a list of properties that fit your criteria. Also find a good wholesaler in your area to bring you deals as well.
