@Andrew Davis I have a script which works for Wake County here in Raleigh, NC. Usually you will have to tweak it to work with the specific county you're targeting. Each county website is different although some of them are very similar.

 The keywords you're targeting will have a lot to do with WHO you are targeting. Think of yourself being in their situation and what keywords you would type into the search engines if you were let's say looking to sell your home fast. "Sell my home for cash" or "Sell my home fast" are a couple that could work well. These are very competitive keywords so you will want to really focus on keeping your quality score up near 9 or 10. This means creating tight ad groups, relevant ads for each group, and a highly focused landing page. Feel free to PM me with any questions!

You will want to modify them to fit your current situation but they should cover most of what you're looking to do. Then find a title company in your area, check out Investors Title or Old Republic Title.

@Account Closed I would say [ARV * 70% - repairs - your fee] is a good place to start but every market is different and you really need to either talk to someone experienced in your specific market or jump in and feel things out for yourself and adjust accordingly. Start calling some cash buyers and make a list if you want, some will take the time to chat with you and may give you some insight here as well.

@Will Melton I don't know your area all that well but being close to Richmond, I think it should be fairly easy as long as the numbers make sense. I think it will be more challenging to find the deal itself, once you do that you should be fine. 

Drive around town, especially heading towards Richmond and I am sure you will find bandit signs all over "We buy houses for Cash". Some actually have cash and others are just wholesalers so you can always try calling those guys or searching craigslist to start a buyers list. I would spend your time trying to find the deals though, the buyers will be easier to come by in my opinion. Here in Raleigh there is just simply not enough inventory and tons of investors jumping on everything that comes up. So many are trying to find creative ways to find deals.

This is exactly what I have been experiencing with my direct mail campaign. Not everyone is motivated to sell, they may want to sell but your job is to find the highly motivated sellers. 

This is where it becomes tough but within time you will have someone that is motivated to sell and is not attached to the property. It's actually a huge hassle for them or maybe they need the money badly. 

I have also found that ARV x 70% - repairs does not work in my area. So much competition, I am getting outbid by a long shot. So learn your local market and talk to your buyers to see what exactly they're looking for.

@Will Melton I think a basic website is important to have mainly to solidify that you take your business seriously when people do come in contact with you. Websites are cheap these days.

As you probably already know being you're in digital marketing, your website is just one of millions of other sites so people won't just come through and contact you unless you have some type of marketing plan in place.

With our direct Mail campaign we have had quite a bit if people that won't call but decide to email or contact us through the website. We also run some online marketing campaigns and direct them to our landing page. You could easily create different campaigns for both buyers and sellers and send them to a specific landing page.

 it really depends on what you're looking to do and what your budget is. As @Jackie Lange said, Wordpress is the most popular CMS out there right now and you find all types of themes which you can customize to fit your needs. 

You will need to purchase a hosting account if you don't already have one. The setup is pretty easy nowadays but if you run into any issues let me know.
