@Account Closed Quickbooks seems to be more of an accounting solution. Tenants can't login and pay rent, submit a service ticket etc... right?

Some of these other platforms are more for managing the properties, the tenants and work requests then at the end of the month or year you can export reports on finances, service tickets...etc. Most even have a credit card processing solution or Paypal where the tenants can pay rent online.

It's been years since I have used Quickbooks so maybe things have changed or there are add-ons to handle these items above.

What software is everyone using to manage properties, tenant payments, service requests...etc?

If it's a monthly fee please post if you don't mind and I would also be curious to know how many total properties you're managing. This probably doesn't make much sense for those with 1 or 2 properties but those with several properties, I am assuming are using something like this.

Ok, I am trying to get an understanding of how things are listed. So will it always have an amount if there is real property listed?

I agree with you @Sharon Vornholt I would definitely want the amount if its there, I just don't know if all real property will have an amount listed. She is asking if I want her to pull the record only if there is an amount listed but I don't want to miss out on any property if it's possible to have one listed with no amount.

I have a woman that will be collecting probate data for us and she asked:

"If you will notice that on the back it has the real property amount. Do you only want me to pull records with an amount there?"

So my question is this, I am new to this and wanted to know if the amount is necessary. Could they still have real property and not have an amount listed? How should I answer this questions if I am looking for probate listings with property.

As a newbie I would be interested to see what others are using when doing a walk-through of a house for the first time. I looked in the resource section of the site and didn't see what I was looking for so I figured I would ask here.

I know many probably learn the estimates from experience but I would love a checklist with estimates for each item. So as you are going through each room you can check off items needed repair or replacing and then have some general costs. 

Any help is greatly appreciated.

Thanks for the great responses, this is good information. I did a quick search for an "Assignment of Contract" (this seems to be the best method) document and found one, I am assuming this is a standard document that I will fill out with the cash buyer and then send it to the lawyer, correct?

So at the closing I bring the cash buyer I have located and the two of them make the deal? How is the wholesalers (me) fee factored in?

I am fairly new to all of this and have been doing research over the past several months. Being I am starting out with minimal investment capital, I have decided to start out with wholesaling and have made a few connections with cash buyers in the area but will continue to build this list.

My question (that I can't seem to find anywhere) is how do you make an offer on a property without POF? Specifically, I am looking into probates and would like to have all the details nailed down up front. I find a deal, make an offer, they accept.. ?

Should I just be upfront and let them know up front what I am doing or only if they ask?
