@David Bell not really, from what I understand the seller is still paying closing costs.

@David Bell my leads are sometimes a good fit for a retail sale and yes the referral fee would be great but other times its not a good fit, they just want to sell for cash as-is and close quickly or on a specific day.

So is this an EXP thing only or are many others similar?

I am an investor that recently got licensed so that I can start getting paid on all of the leads I send out to local agents. A colleague of mine is moving to EXP and sent me their Policies and Procedures doc. After reading through it, I don't think I will be able to run my business as normal as an investor given all of their rules.

For instance, they do not want you wholesaling at all. I get leads in other markets and wholesaling is really the only way I can monetize those. They also have rules on how you have to go about things when buying or selling properties for yourself.

Is there anyone that is with EXP that is mainly an investor and can share how it impacts their business?

@Beth L. I would love to hear an update. Did you move forward with a purchase?

  • How much are you investing in your campaigns per month? I would rather not give a specific number but its several thousand across various markets. Different markets will vary greatly in terms of cost per click or cost per lead so that will usually determine your overall spend.
  • What is your conversion rate? Lately, we have been around 20%
  • What other tools are you using to manage or track your campaigns? We have Google Ads integrated to track all conversions from the website (form leads and phone calls) all that data is brought back into the Google Ads platform. We use CallRail for call tracking which sends the call data back to Google as a conversion as well.
  • What resources (blogs, youtube, etc.) were the most instructive in learning adwords? There are a bunch of courses out there (search Udemy) but none that I have taken or would recommend without taking.
  • Did you use a marketing agency? Which one? No, but this is what I did for 10+ years.

@James Mc Ree yes I should have specified that. I plan to rehab the property so I plan to get the tenant out.

@Amy Aziz I haven’t spoke to her and I asked the seller if he could give her the 30 day notice now rather than after closing.

Other than visiting the property again to speak with her, I was going to see if he could draft up a written notice and have her sign it.

Any suggestions?

I am planning to buy a property and the seller needs to close pretty quickly. He is moving and asked if I can close in 2 weeks. I am willing to work with him but there is one issue..

There is a tenant in the property and she is month to month at this point. I got a copy of the lease agreement and here are some of the details below:

Been renting for almost 3 years and he says she has been a great tenant.

No security deposit

Lease states 30 days written notice to terminate the lease

I went and walked the property with my contractor and the numbers work but I don’t know enough about the process and laws around eviction (worse case) to plan properly.

The property is in NC.

Do I just bite the bullet and buy it and plan to not do anything for 30 days until she moves out? Offer to pay part of her moving expenses due to the surprise termination of the lease?

Anything else I might be missing or any recommendations from those who have been through this?
