@Rick H. for sure. Part of my problem is not being fully educated myself on the seller financing which I am working on now so that when another opportunity arises I can be prepared.

Any resources that you recommend (threads on BP or even books) would be greatly appreciated!

I have only been marketing to probates for a couple of months but I have come across some situations where this could work. I guess it would just be a matter of finding an executor that knows how OF works and feels comfortable with it.

I have several sellers that want close to ARV - repairs. But they don't want to deal with the reapair project, don't have the money for it and really can't sell the house as is. OF would allow them to get closer to their asking price if they hold the note. I have certainly thought about It on a few but havent done it yet.

try Investors Title or Old Republic they both should work.

Check under Resources > Fileplace > Contracts

You should find a few documents in there specific to wholesaling.

@Jeff Rabinowitz I thought that at first but they have the wrong names, square footage and lot outline on the map even.

She received an "as-is" appraisal and spoke to a realtor and they are all basing their information on specs from the tax records. I am thinking of a way to use this as leverage and let her know they all have the wrong info.

She had the property drawings from when the house was built and the square footage was listed on there which shows a 600 sqft difference.

I hate to low ball her but our measurements and the propert drawing are in line with each other. 

I have contact the county tax assessor to get their input. The saw thing is she has been overpaying her taxes by about 10% for 7 years now.

I have come across something strange on the tax records website and thought I would post here for feedback. I am still fairly new to REI and I have come across a motivated seller and went to visit the property today. Where I am confused is it seems that the tax records website, Google, Zillow, Trulia and any other site all have the wrong data. If you look up the address on the tax website it shows her name, and a different property under the "photos" tab. That house is actually 4 units down the road. If I use that wrong address in the tax records website I get the photos of her home and then a different name listed as the owner.

Here is where I am having trouble.. Most of this data is pulled into Zillow, Trulia and other sites so I am  assuming because the data is wrong on the tax website, it's also wrong in these other places. So running comps is very difficult. She had an original blueprint/house specs document from when the home was built with the square footage on it and it's different than both homes data on the tax website.

At the end of the day it's a great property in a fantastic neighborhood and I have a very motivated seller. Where can I go to get the most accurate info? Do you see any issues if I were to get this under contract to wholesale or flip? Not having any experience really, I just don't know what I don't know, so if there are any problems you can see this causing I would love to know now.

After listening to podcast 108 with Grant Cardone I am analyzing my strategy more than ever. I believe we always hear about the success stories but I am actually interested in everyones first deal and the details that lead up to making it come to fruition. 

1. Where did you find the deal? 

2. How did you finance it?

3. Was it buy and hold, fix and flip..etc?

@Bruce Olson Here are a couple of ways to find cash buyers.

  • REIA Meetings as @Roland Paicely mentioned above
  • Craigslist (at least in my area) has a few that will post that they are looking to buy homes for cash
  • Bandit signs are probably all over town, if not check out towards the town lines and adjacent cities. I take a photo of the sign while I am at a stop light and then call them when I get home. Some will answer, some wont. Some may even be a wholesaler like yourself but I have found some solid cash buyers that way
  • Realtors - I have spoken to a couple of realtors (some you may meet through REIA) and just ask them if they have any cash buyers that are looking for deals. Chances are they do and probably wont give you their contact info but at least if you get a deal under contract you can go back to that realtor and have them work with her contacts.

Create a spread sheet and start listing their contact info, if they tell you what they are looking for, put that into the spreadsheet as well. You will be surprised how quickly they add up. Don't go too crazy with trying to get hundreds of cash buyers. Get a deal and if it's honestly a "good deal" you wont have an issue finding a buyer. In my area there are all types of buyer and not enough deals. The tough part about being a wholesaler is finding the deals and getting to them first. Find a niche and own it.
