I am fairly new to all of this and have been doing research over the past several months. Being I am starting out with minimal investment capital, I have decided to start out with wholesaling and have made a few connections with cash buyers in the area but will continue to build this list.

My question (that I can't seem to find anywhere) is how do you make an offer on a property without POF? Specifically, I am looking into probates and would like to have all the details nailed down up front. I find a deal, make an offer, they accept.. ?

Should I just be upfront and let them know up front what I am doing or only if they ask?
