A few months ago someone mentioned here that they offer a discount if rent is received ten days early. I don’t remember how much it was, maybe $25. They claimed it’s effective, and I certainly have considered trying it in the future.

I think the fact that he gave you advance notice he couldn’t pay shows he at least has some respect for you as his landlord. Many tenants won’t say anything, they’ll just be late and dare you to evict them.

As for others mentioning priorities (car over housing), renters aren’t going to be the same as someone with a mortgage. Someone with a mortgage knows they may not get another one, so they are more likely to let the car go. Renters know they can always just rent another place so why ruin their credit with a car repo.

I’m going to agree with James. As much as I hate the smell of cigarettes, I dont think there’s any way to prevent tenants from smoking. You can’t be there watching them 24/7. You can state ‘no smoking’ in the rules, and hope tenants follow those rules, but that’s about all you can do.

As far as eliminating the smell, I'd wash the walls with a TSP solution before painting them. Paint the ceilings with oil based Kilz.

I’d find out if the place is on a sewer, or if it has septic tanks. I’ve known some rural parks that have two lots per tank, that’s a lot of septic tank maintenance.

One of the earlier posts mentioned a lease as being a “guarantee” of 12 months income, but in most cases that is not true. If they leave 5 months early, sure you can take them to court, but good luck getting anything because most renters don’t have anything to get.

I bought 1k sqft of the ceramic wood look planks at Lowe’s Black Friday sale. They had it 60% off at 69 cents per sqft.

If you decide to let her stay you should demand she show proof all of those cats are spayed or neutered. If they’re not ‘fixed’, I’d give her a reasonable amount of time to do it, or find another place to live.

Is the room temp not warm enough, or are they feeling the air coming from the vents? Some people are not used to a heat pump, and expect it to put out hot air like a furnace, but that’s not how they function.

If someone is so dumb that they don’t understand what “for lease” means, I’m not sure it’s someone you’d want as a tenant anyways.

What if there’s ever a pipe leak or something , wouldn’t water get underneath the LVP? I can’t imagine it ever drying out if it did.
