I hire it out for new tenants now. I have one tenant that mows her own, but I often have to remind her that the grass is looking pretty bad, and she doesn’t use a trimmer so I occasionally have to go do that part myself or spray Roundup. Too much headache.

I normally use the Behr ‘Almond Milk’ color, but I have it mixed in Glidden Speedwall which is cheaper.

Mine are insured with Foremost. What you need is a landlord policy.

Depends on what type of rentals you’re talking about. If it’s SFHs, then I think it’s the same whether you live there yourself or rent it out. Look around the neighborhood, are other homeowners improving their property, or is the neighborhood in decline? Is the area becoming saturated with other rentals? If you look around and get a bad feeling, it’s time to get out. It’s not easy finding quality tenants in a bad neighborhood.

This is actually a problem with several of my SFH rentals. We have a few slumlords in my town that own a lot of houses, and their houses tend to bring down the whole neighborhood, which then affects my properties.

A lot of a/c air handlers have different fans speeds depending on how they are wired up.

I have the yards mowed every two weeks, and then I go personally about every 4-6 weeks to spray weed killer. I do not trust tenants to keep it mowed often enough, and I make sure to tell them not to have stuff in the lawn guy’s way when he gets there. It gives me another reason to enforce the no parking on the lawn rule too.

If you do decide to supply the washer and dryer, I highly recommend Speed Queen. It will be the most reliable down the road.

I don’t provide them. I don’t want to deal with a tenant saying “this washer doesn’t get my clothes clean enough, can you replace it”. This is especially a problem with newer washers today that don’t work as well as the older ones.

I’d let them try it, however large breeds typically require a more powerful collar that is sold separately, and I’d let them know that. The bigger collars will vibrate as well as beep. I have one of those fences myself and it does work for my dogs. I’d be more concerned if the GS was younger, but at ten years old it’s probably already suffering from hip dysplasia and arthritis as most eventually will.

Yeah renters expect dishwashers nowadays. In my area I’m competing with brand new apartment complexes, and all of those have them. I’ve even gotten negative remarks for some of my rentals not having an icemaker. I wouldn’t get a high end one though, just a basic model that gets the job done.
