month to month vs. 1 year lease

Hello,

I have 2 properties where I can be more selective regarding renters. 1 property is in a less desirable area. For this property, i was thinking of doing a month to month lease. I figure if it's a good value, people won't want to move and hopefully be there for a year anyway. If I have issues, I'm thinking it would be easier to have them out than going through an eviction process. Am I correct in this belief?

All leases are month to month. Dont let that piece of paper we call the lease fool you. If a tenant wants to move, they will.
