I don’t know, there are times if the home stays nasty for so long that the odors will start getting into the walls. Once it gets that bad it’s almost impossible to remedy without gutting it down to the studs.

I would not rent to someone with a history of property destruction. What do you think she’s going to do when you enforce the rules and make her mad? People who get arrested for things like that almost always have a bad temper.

I would almost be willing to accept section 8 if I could limit it to seniors only, but I was under the impression you can’t discriminate based on age.

There’s nothing wrong with them being on the roof as long as they’re using a proper bracket. That way they aren’t drilling new holes every time a new tenant moves in.

There are times where dated also means durable. I have some rentals that still have 1970s wood paneling, and I love it because when someone moves out I can simply wipe it down with Murphy’s Oil soap and I’m done. Sure, I could paint it a nice shade of beige or gray, but then I’d be repainting every single time a tenant moves out.

Same goes for kitchen cabinets,  once they’re painted they’ll always have to be repainted.

Man those taxes are insane! I know it’s deductible, but still.

The only thing I have in my rental agreements is that toys, furniture, cars etc should be kept off of the lawn and out of the lawn service’s way. That is one pet peeve of mine is seeing cars all over the lawn creating ruts everywhere.

If you do order from them just make sure inspect it really well, because they do get damaged in shipment. If you notice any dents or damage reject it and send it back. My last condenser was dented on the top, and they had a replacement to me within a week. Remember to order the appropriate sized heat strip as well.

I have bought several brand new units from Budget Air Supply in Florida (they sell on eBay). You can get a brand new 2 ton complete unit for $1600 shipped. The kicker is finding someone to install it for you, but you’d have that problem with a used unit as well. I had a friend who retired from doing maintenance at a hospital install mine.
