Does Cozy provide a printable receipt for tenants? I’m sure it does, but I want to make sure. I’m trying to decide if I should still provide a hand written receipt for paid rent.

Here in the South, lack of central air is considered a serious negative. If it’s a smaller property, then I think multi zone mini-splits are fine.

I hire it out. A lot of tenants don’t necessarily want their landlord showing up every time the grass needs mowing. I mean put yourself in their shoes, would you want that?

Water Oak and Laurel Oak are the ones that do the most damage in the South, they grow fast and are usually rotten inside.  I actually saw a really good price on a house recently, and I would have bought it if it weren’t for the HUGE water oak right next to it.

Just don’t confuse Water oak and Laurel Oak with Live Oak or Willow oak, the latter are decent trees.

I had aluminum single pane windows in my own home, and yes, they will condensate badly because aluminum is a very good heat conductor. New vinyl insulated windows solved my problem.

7+ people in a 3/2 house is way too many for my comfort. That’s all I’ll say on the matter.

The problem I see with tile is that the grout needs to sealed periodically, which can be tough to do if you have a long term tenant.

All of my properties have asbestos somewhere, either exterior walls or floors. It’s all covered up and nobody is aware that it’s even there. I’m not paying a fortune to remove that stuff.

I used FRP as a surround on my last bathroom remodel (SFH rental). I ran it up the way up to the ceiling in the shower, and then put crown molding around the whole bathroom. I also used it to line the bottom of the kitchen and bath cabinets, and came up the sides about 4 inches, so if there's a leak it won't ruin the cabinet.

I'm looking at ordering a Senville mini split heat pump off of eBay For an addition on a SFH. I'm thinking I can diy install it myself, and then call a tech to come charge it with refrigerant. The only thing that I don't like about them is the lack of a hard wired thermostat, I worry tenants could lose the remote.
