I have a tenant with no bank account as well, she pays every month with a money order.

I’ve tried management companies 30 miles away and was told it’s too far.

If you need to replace exterior doors, use fiberglass instead of steel. Those steel doors always end up covered with dents and look terrible.

I know a lot of people don’t like it, but wood paneling holds up to wear so much better than drywall. I’m about to experiment with using LP smartside panels in one of my rentals.

I prefer ceramic tile or vinyl sheet flooring. The problem with any type of floating floor like laminate is if there’s a water spill it will stay wet underneath until it’s all pulled up.

I would spray it with a bleach/water mixture, wipe off excess, let it dry, prime with Kilz, and then paint.

First thing I would check is for a leaking vent stack boot. I’ve had this problem in several houses, sometimes water gets above the ceiling, and other times it runs down inside the wall. If that looks okay I’d suspect the bathroom needs better ventilation.

Tossing a few pan tablets in the drip pan every spring can save a landlord from many headaches. You can buy them at the big box stores and Amazon for cheap.

States with no income tax have to get the money from somewhere, usually property taxes, permits/fees, car tags, etc... 

I live right on the Alabama/Florida state line... AL has state income tax and charges tax on groceries, but has low property taxes.. FL doesn’t have an income tax, no tax on groceries, but has higher property taxes. Anyone buying property in this area really has to do their math to figure out which state they are better off in. Personally, I live in Alabama and buy my groceries in Florida. :)

Get rid of the carpet entirely and put down simulated wood sheet vinyl.

I’m in south Alabama near the FL panhandle. I think a big part of the decline is how tough it is to get financing and insurance for new mobile homes now. I remember years ago there were mobile home dealers everywhere around here because lenders like Greentree would give loans to anyone with a pulse, but many of those dealers have now been forced to go out of business. Many of the older parks are gradually shrinking as the older homes fall into disrepair and get hauled off.
