Pitbulls aren’t any more likely to bite than any other breed, but the problem is IF they do bite, its way more serious. When a pitbull bites, they latch on and do not let go until the job is finished.

I work in animal control, and to be honest I seldom ever see problems with the full blooded high dollar pitbull (Staffordshire terrier) that has the short legs and stocky build. 99% of the time the behavior problems I see are with the pitbull mixes that you usually see in lower income areas, these dogs are more slender with longer legs, and they are typically the ones used for dog fighting.

I buy the cheap Mainstays branded ones from Walmart. The ones I bought last year had cords.

It looks like all of the drawers are off of the stiles, and I see a missing door up top too (although part of it is still there). Someone must have gotten mad and ripped it off.

If you have a Surplus Warehouse in your area check out their cabinets, they usually have plywood boxes unlike the big box stores that are usually particle board. 

Even if you get new cabinets, I still recommend lining the bottom of the sink base with FRP paneling, and come up the sides and back about 4 inches, silicone the seams well... this will prevent water damage in the future.

I wish I could find some senior tenants. At least with them you don’t have to deal with the drama of mama breaking up with ‘baby daddy’, or “I had to buy school clothes so the rent will be late”.

Never trade rent for services. Years ago I had a tenant who worked at an auto body shop, and he offered to repaint a classic car I own in exchange for a few months rent. Let’s just say it took FOREVER for that car to get painted, and even then it looked terrible. I learned my lesson!

For a rental, I don’t think I’d mess with those older mobile homes with aluminum siding, because renters will have it all dented up and there’s no way to fix it. I’d only buy one that has vinyl siding that can actually be repaired. 

Also, cabinetry in mobile homes is almost always cheap particle board and usually damaged with doors and drawers falling apart. If you can diy it’s not a huge expense, but expect it eventually.

Another issue is polybutylene plumbing (cheap gray pipe). I think they phased it out around 1996 or so, but it’s definitely worth inspecting.

I use Smartmove and even if it comes back ‘do not accept’, it tells me why. I was able to see all of my tenant’s open loans, paid off loans, and medical bills. It even shows recent inquiries, which most people will have at least a few.

Another thing to consider how how difficult it’ll be to sell if you decide you’ve had enough. Will it sit on the market for two years, or longer?
