Tenant doing some work on a rental

The tenant l am thinking of getting is in construction.  I do  need to change the flooring and I cannot afford that right now. It’s 3 k Sq feet house .  The quotes and getting is anywhere from 5 to 10,000 from other contractors ) 

 The future tenant offered for first month of rent and security deposit to buy and install the flooring ( vynil water proof)

What do you guys think about that? 

The problem that I have is that the guy and his wife are both in construction and own  their own company. I’ve never rented to people who are not W-2 ...  Plus, a tenant who are living in the house and who  at the same time  are working on the house, what kind of problems Could I encounter? Should I have them sign a release from putting a lien on the house ?

Do not let the tenant do any work on your property. In fact do not even rent the property to this tenant. Deny them & immediately move on to a new tenant. This is a huge red flag that you've got a future problem tenant on your hands.
