I don't recall but if you are going to meet with a lawyer I think the statute of limitations on an action for incorrect credit reporting is very short- like 1 year. May not want to wait too long if you think meeting with a lawyer is an option.

If you purchased an owner's title policy when you closed on the property you should consider making a title claim. If you wait too long you could blow coverage if it is something the title company was obligated to hire a lawyer and defend against.

Ed, I was looking to bid at a foreclosure sale in CT. There was an appeal of a denial of a motion to open judgment. Do you think I can bid at the sale and if confirmed get clear title? I.e., can the sale only be invalidated by a successful appeal or is it invalid because the sale was conducted during an appellate stay? I am just curious your thoughts.

Wow, you are in an interesting situation. Are they in the city of West Haven or the city of New Haven-- big difference. You need the lawyer to essentially prime the lien to keep it within the statute of limitations. However, if you are in an equity situation your fees are recoverable against the property. I know many of the lawyers who handle the foreclosures and can see if I could help you find the right attorney.

You need to work with an agent in the area and tell them you are going to go owner occupied. REOs sometimes come on with limited windows for owner occupied buyers only. Thus, you will not likely be competing with the cash/as is deals. I bought my first condo this way back in the day.

Sometimes local towns have land trusts where you can sell open space to the town. I really dont know if the objective is to lower taxes or preserve the value.

I think she should start by checking out West Hartford. Easiest commute to Hartford and very desirable area for rentals. I would ask Michael Noto his opinion. @Michael Noto. He is a very good central CT agent.

I own bed bug heat treatment equipment and recommend that you negotiate the price based off heat treatment as opposed to spray. It is much more effective (but also more expensive).

You need to have consideration generally for a conveyance to be for valid so you see sometimes a nominal amount like $1.00 or $10.00. Thus, when there is a quit-claim deed the conveyance is for the nominal amount. In cases where the conveyance is pursuant to a court order or judgment like a foreclosure or dissolution of marriage the town clerk puts in $1.00 for the transfer when they record the muniment of title. At least that is my understanding.
