Should i purchase a 4plex with a bed bug infestation?

I recently had an inspection on a 4plex that I plan to owner occupy. Most of the inspection was really minor stuff aside from a bed bug infestation in 2 (if not 3) of the units. Thankfully the units with the worst of it are on a month-to-month lease. I would for sure plan to treat the entire building (especially since I'll be living there and there is shared laundry for the building). I'm mostly curious if any of you have dealt with a situation like this and how challenging it was to get rid of bedbugs. I plan to negotiate the cost of the extermination with the seller but just want to make sure i'm not getting myself into a bigger situation than I realize. I'm also considering ending 2 of the 4 month-to-month leases in order to get rid of personal belongings and give the units a thorough cleaning and replace carpet. I'm thinking that shouldn't be an issue with the way the rental market is in Minneapolis right now. Any thoughts? Thanks so much!
