These areas have all appreciated quite a bit beyond the market in general the past 10-15 years. That's pushing larger scale development in all these areas. The new construction is going for 150K-200K more than existing stock, but is also 2X the size. Hopkins is sending lots of money in the direction of these nhoods, but hard to say where it will go from here. If you buy at market values you will have a tough time with cashflow, so getting a deal is key. Ozzy and Tim are right on the money with their takes.

Curious about opinions and for referrals. I have a rowhouse with crumbly, discolored and just ugly concrete floor. Preparing for sale, would you consider replacing or repair?  Laundry and systems are in basement as well as storage. It's about 400 sq. ft, with access to exterior via 3 steps out basement door. 

And on that note, can you recommend a contractor that has experience with that kind of work? PM me if so

Thanks for the reply Charles - looks like you're the only one! For Control and Roll, do you mean you take an assignable contract as a wholesaler and then auction the assignment to keep the difference?

There are a few local contractors here on bigger pockets, I would look back through some recent threads and see who's around or post a new thread specifically asking for local contractors to speak up

Per the title, is anyone doing Lease Options / Rent To Own in the Baltimore Area? I haven't been able to locate much in the way of it. 

If not, why not? If so, how is it going?
