I have been looking a bit at multifamily available in Charles Village and Hampden areas via MLS. Most prices are relatively high, and seem to prohibit good cash flow, which I guess makes sense for stable areas in Baltimore. I have started looking further afield, to Frederick, Hagerstown, and even PA for multi-families. Can anyone provide advice on Charles Village, or the benefits/issues with investing further afield? Thanks

@Mike Cumbie that makes sense, I will need to better assess how much of an attack dog I have in my agent. If I am wanting to do the negotiation myself, is it better to become a real estate agent and just represent myself on these deals? Or does that raise other issues?

@Mike Cumbie  That's good feedback, I can understand that. I first saw the property on Zillow, but I will be viewing with my agent.

I want to negotiate on the price, and I don't think I can do that effectively just sending offers agent to agent. I can't assess the seller's motivation without being able to ask questions.

If a property is listed on the MLS is it allowed to contact the owner directly to negotiate?
