@Patrick Culleton I haven’t seen anyone mention it but you could look at seller financing a sale. It’s more complicated than I could advise you on but there is a niche where you could get a substantial down payment and probably cover your nut with short term loan where they would have to refi to cash you out down the road. I would at least look into this as an option for your situation.

Hi BP family - I am putting together investors for a Baltimore area offer that would yield AS-IS 10%+ cash on cash investment for a 24 unit complex. This deal is on the smaller side, but there is also room for rental increases that would yield up to 50% higher on annual return (15% cash on cash). Cap rate around 7% current, 8% with adjustments.

@Lydia Conway city inspectors job is to follow up and make sure permitted work is being performed properly, and make sure unpermitted work is not being performed. Private inspection reviews the property for issues so you can evaluate the condition

@Kyle Tipton I haven't seen that specifically. If you are unsure, make sure you get it repaired in such a way that you could easily build on it in the future.

I think a lot depends on the area, have you run comps on the 6 BR option? I would consider the addition of the BR's as a $40K investment, as the $40/$50K foundation is required either way. Although having them under the garage might subtract value too.

I do not have personal experience. However, I can tell you there are different kinds of licenses that give you different levels of selling privileges. Additionally, there has been some recent zoning language passed which will lead to the extinguishment of some licenses in the city. Lastly, they are very valuable assets assuming you don't run afoul of the inspectors and board.

Jaysen has a great take on this. On the other hand, if the property is built 2013 you may be able to squeeze 5-10 years of rental out of it before selling before the systems start to give you trouble. Then you get the additional appreciation as well.
